Mihai Lamba
Head of Estate Management
Mihai Lamba leads the estate management team at BPM, with a hands-on approach to overseeing day-to-day operations across all properties. A NEBOSH qualified, certified member of the Institute of Workplace and Facilities Management (IWFM) and the International Institute of Risk and Safety Management (IIRSM), Mihai combines expert technical knowledge with a passion for safety and efficiency. His exceptional understanding of building construction allows him to manage even the most complex estates with confidence and precision. Mihai’s attention to detail and proactive management style ensures that every site runs smoothly, leaving clients and residents with peace of mind.
Certified by NEBOSH, IOSH, and IIRSM, and holds professional membership with the Institute of Workplace and Facilities Management (MIWFM).
Ruth Perry
Senior Property Manager
Ruth Perry is a Senior Property Manager at BPM with over 20 years of experience in residential block management. A certified Member of The Property Institute (MTPI), Ruth has led the management of complex, high-end developments across London, including for major clients such as the Berkeley Group. Her approach blends operational rigour with a genuine focus on resident experience, informed by her background in the arts and a talent for detail. Ruth is known for her calm, compassionate leadership style and ability to foster strong relationships with clients and residents alike. Her commitment to service excellence makes her an integral part of BPM’s team and a trusted partner on every development she manages.

Louie-Mae Gibson
Head of Facilities Management
Louie-Mae brings over 15 years’ experience across property, facilities, operations and people management. Having held roles from Head of HR and Operations Director to senior estate leadership, she combines strong operational expertise with a genuine passion for people. Louie-Mae is a committed advocate for Equality, Diversity & Inclusion, a respected mentor and guest speaker, and actively supports the Armed Forces and veteran community. At BPM, she leads our Facilities Management function with the same energy, high standards and belief in recognising the people who make our industry exceptional.

Loyda Winning
Head of Operations
Loyda is an experienced property professional with more than a decade’s experience across lettings, sales, block and estate management. As BPM’s Head of Operations, she brings exceptional organisation, communication and process management to the business, with a particular focus on compliance, customer service and continually improving how we operate. Loyda is passionate about professional standards and development and combines her operational expertise with a clear understanding of what great property management looks like for both clients and residents.

Shebhani Summan
Senior Operations Manager
Shebhani brings over 20 years’ experience in the property industry and a wealth of operational knowledge to BPM. Working closely with our Head of Operations, she plays a key role in developing the processes and systems that underpin the business, with a particular focus on efficiency, consistency and continuous improvement. Highly organised, collaborative and detail-focused, Shebhani helps ensure BPM’s operational infrastructure continues to evolve and strengthen as the business grows.

Ismail Orak
Estates and Operations Support
Ismail brings a distinctive combination of estate management experience and operational expertise to BPM. Having managed residential developments for both BPM and other leading managing agents, he understands first-hand what effective property management requires on the ground. In his wider role supporting Estates and Operations, Ismail uses that practical experience to strengthen processes, solve problems and support our teams across the portfolio. Analytical, dependable and highly solutions-focused, he brings an invaluable operational perspective to the business.
