Sustainability in Practice: Improving Efficiency, Reducing Emissions and Modernising Infrastructure

At 200 Oxford Street, BPM delivered a programme of sustainability-led upgrades across a live mixed-use estate, improving energy efficiency, modernising infrastructure and bringing greater transparency to residential billing.

Overview

At 200 Oxford Street, BPM delivered a series of targeted sustainability improvements as part of a wider programme of estate works, focused on improving energy efficiency, modernising infrastructure and creating greater transparency in residential energy use. As part of a wider programme of improvements across this live West End mixed-use site, BPM introduced a new £250,000 high-efficiency Carrier R32 cooling plant, upgraded residential metering to individual MPAN smart-ready meters, and incorporated LED lighting and PIR sensors into communal redecoration works. Together, these measures modernised core infrastructure, improved energy efficiency and brought greater transparency to residential energy use.

What makes the project notable is that these upgrades were not delivered in isolation or in a vacant building. They were carried out within a fully operational estate combining retail, residential and commercial elements, including major tenants such as Urban Outfitters and Schuh. That wider context matters because it shows that sustainability here was not a separate initiative, but part of a broader, carefully managed programme that improved energy performance without disrupting day-to-day operations.

For our client (Redevco,) the project aligned with wider ESG policy. For residents and occupiers, it delivered more efficient systems, transparent billing and a building environment better suited to long-term, lower-impact operation. In that sense, this is a case study in applied sustainability: practical improvements embedded into live estate management, with the cooling plant forming a key part of that wider outcome.


The Challenge

The estate's infrastructure included ageing plant and legacy metering arrangements, limiting both energy efficiency and visibility for residents.

Legacy mechanical and electrical equipment was operating below modern efficiency standards, while residential electricity metering arrangements limited visibility and flexibility for occupiers. At the same time, any upgrades needed to be delivered without disruption to the daily operation of the estate.

The challenge was to introduce meaningful improvements without creating additional operational risk.

Our Solution

BPM integrated sustainability-led improvements into a wider programme of estate works, using practical, site-specific measures to improve energy performance across the development.

A major element was the replacement of ageing mechanical and engineering equipment serving the retail and office areas. BPM oversaw the installation of a £250,000 high-efficiency Carrier R32 cooling plant, improving both reliability and energy performance while introducing lower-GWP cooling to a busy operational estate.

Within the residential areas, a £50,000 cyclical redecoration programme incorporated LED lighting and PIR sensors, helping to reduce energy use across communal spaces while modernising the shared environment.

BPM also delivered a £120,000 metering upgrade, replacing outdated check meters with individual MPAN smart-ready meters. This improved transparency, brought the residential infrastructure up to modern standards and enabled supplier choice for residents. BPM successfully negotiated with the client (Redevco) to fund the project in full, ensuring that leaseholders did not bear the cost.

Throughout the programme, BPM maintained daily site oversight, contractor management and compliance monitoring, allowing these improvements to be delivered within a fully operational estate.

Meaningful sustainability comes from practical action, modernising infrastructure, improving efficiency and creating fairer, more transparent environments for occupiers.

The Result

The estate now benefits from more efficient infrastructure, stronger energy performance and greater transparency in residential energy billing. Legacy mechanical and electrical equipment was replaced with more reliable, lower-impact systems serving the retail and office elements, while communal residential areas were modernised through more energy-conscious lighting and sensor controls.

For residents, the introduction of individual MPAN smart-ready meters created a fairer and more transparent energy arrangement, enabling supplier choice and improving visibility over usage.

For the freeholder, the programme strengthened asset resilience and supported wider ESG priorities. The result is a practical example of sustainability embedded within everyday estate management, improving performance, occupier experience and long-term asset quality without disrupting day-to-day operations.
