Property Management Awards 2025

Property Manager
of the Year

From Compliance Officer to Industry Voice

Over the past year, I have become BPM’s engine of compliance and safety. I’ve embedded building safety into the core of our operations: registering every high-risk building (HRB) with the Building Safety Regulator, mapping Principal Accountable Person duties, and ensuring both compliance and accountability are beyond question. Every passive fire survey has been logged, every fire door inspected and, where necessary, remediated.

This focus has transformed BPM’s reputation. We now have one of the most rigorous compliance frameworks in the sector, recognised by London Fire Brigade Inspecting Officers and insurance health and safety officers alike. Our clients see not just tick-box compliance, but a culture of risk management that reassures leaseholders and protects directors.

The impact extends beyond BPM. I’ve stepped into industry leadership: serving as an Advisory Board Member at Anticipate London (20,000+ visitors annually), speaking on the future of AI in FM and PM, and being invited to present at the Fire Safety Event 2026. I’ve also been a guest on two industry podcasts, sharing my career journey and showing that compliance can inspire, each episode becoming the most-watched of the series.

The result is that BPM isn’t just delivering safer buildings; we’re shaping the conversation around how building safety should be integrated. I’ve shown that compliance can be proactive, digital, and people-centred, making residents safer, directors more confident, and the business stronger.

Driving Change, Delivering Results:

People-First Property Management

Leaseholders often face uncertainty, rising costs, and poor communication around compliance and safety. Over the past 12 months, I’ve tackled these challenges head-on.

At 200 Oxford Street, residents had been stuck for decades with outdated “check meters” that gave them no choice of supplier and no visibility of usage. I oversaw the £120,000 MPAN smart-ready meter installation, ensuring it was delivered safely, legally, and with full resident consultation. The result? For the first time in 20 years, leaseholders can shop the energy market, install smart meters, and save money - all at zero cost to them after I helped secure funding from the freeholder.

Another challenge was fear around fire safety. At several HRBs, residents were concerned about fire door integrity and compliance post-Grenfell. I rolled out a full programme of door inspections and remedials, closing out FRA actions and giving residents confidence their homes were safe. Where concerns escalated, I personally met with residents to walk through findings and explain works - replacing fear with clarity.

At Langley Square, 740 homes faced uncertainty during a major handover. Leaseholders and directors worried about records, compliance gaps, and costs. I built a mobilisation plan that restored access to safety files, TUPE’d staff compliantly, and demonstrated immediate statutory compliance through RiskWise dashboards. Leaseholders saw evidence, not promises, and directors felt protected in their voluntary roles.

Whether it’s securing freeholder funding, addressing safety fears, or clarifying governance, my role has been to remove uncertainty for leaseholders. Each challenge was overcome by combining technical knowledge, clear communication, and a relentless focus on putting residents first.

Built on Principles, Recognised for Progress

I am sometimes called “the conscience of BPM” - the one who ensures that no inspection is missed, no statutory duty ignored, and no corner cut. But my proudest moments aren’t compliance checklists; they are human ones. Leaseholders thanking me after rapid interventions kept them safe. Directors saying they finally felt confident in their governance role. Young professionals telling me my story inspired them to pursue NEBOSH or IOSH.

My work demonstrates that compliance and sustainability can align. At Oxford Street, I oversaw safer fire doors, brighter hallways with LED/PIR upgrades, and new metering, projects that both improved safety and reduced running costs. These changes are visible every day to residents and reinforce that building safety can enhance, not burden, their lives.

Recognition has followed. My work has been praised by regulators, insurers, and peers. I’ve been invited to panels and events, not because I chase the spotlight, but because my approach to compliance is practical and relatable. I’m NEBOSH qualified and a member of TechIOSH, but more importantly, I live those principles every day across BPM’s portfolio.

Looking forward, I am building my RICS journey and working towards Directorship. My aim is to raise standards not only in BPM, but across the sector, using platforms like Anticipate London and The Fire Safety Event to share knowledge and mentor others.

Christopher may set the strategic vision, but I ensure every promise is delivered with detail and accountability. Together, we balance vision and compliance, but judged individually, I bring an unparalleled level of fire safety expertise, risk management leadership, and a clear pathway to future industry leadership.

Exceptional property management goes beyond buildings - it's about fostering communities, protecting investments, and delivering tailored solutions with a personal touch.
