This mixed-use landmark combines flagship retail (Urban Outfitters, Schuh), 11 high-end apartments, and an office wing awaiting redevelopment by Redevco. Each element has different priorities - trading uptime, residential comfort, and corporate compliance - yet BPM integrates them into one seamless programme.

In the past year we have:
  • Retail & Offices: Replaced thRedevcoe cooling plant with a £250,000 eco-friendly Carrier R32 chiller, safeguarding retail operations after years of missed maintenance.
  • Residential: Delivered a £50,000 cyclical redecoration programme, upgrading finishes while introducing LED lighting and PIR sensors to cut energy consumption.
  • Whole Estate: Completed a £120,000 residential metering installation, replacing 20-year-old non-compliant check meters with MPAN smart-ready meters. Crucially, BPM negotiated with Redevco to fund the entire project - so leaseholders paid nothing.

Alongside these projects, our daily patrols safeguard Orwell Studios (a registered High-Risk Building under the Building Safety Act), plant rooms are logged in Dwellant, and weekly void inspections keep offices safe and compliant.

Technology (Dwellant for real-time works, RiskWise for compliance) keeps operations efficient, but our human approach makes the difference: a live helpdesk for residents, board reporting directors can act on, and daily on-site presence.

Sustainability as Standard

BPM embeds sustainability into every major decision, ensuring environmental goals go hand-in-hand with operational efficiency. At Oxford Street, this year’s three projects illustrate that principle:

  • Eco-Friendly Chiller (Retail & Offices): A £250,000 Carrier 30RBP R32 chiller was installed, delivering 722kW of cooling with higher efficiency, quieter operation, and reduced environmental impact thanks to low-GWP refrigerant technology.
  • Residential Metering Upgrade: The £120,000 project replaced outdated sub-meters with individual MPAN smart-ready meters. Residents can now choose their own supplier, access smart meters, and benefit from transparent billing. Leaseholders paid nothing, after BPM negotiated funding directly with Redevco.
  • Cyclical Redecorations: The £50,000 programme integrated LED lighting and PIR sensors, cutting unnecessary consumption in communal areas while improving safety and comfort.

On top of these, BPM harmonised recycling and waste streams across occupiers and supported Redevco’s ESG targets for the upcoming office redevelopment.

The result is measurable: reduced carbon, lower running costs, and fairer service charges. By embedding efficiency into plant upgrades, compliance works, and everyday operations, BPM proves that sustainability is not a bolt-on but a central principle of mixed-use management.
