Mixed Use Management Company of the Year
Seamless Management Across Retail, Residential and Commercial

At 200 Oxford Street & Orwell Studios, BPM has delivered what few firms could achieve: £420,000 of simultaneous major works across three tenures - retail, residential, and commercial.
This mixed-use landmark combines flagship retail (Urban Outfitters, Schuh), 11 high-end apartments, and an office wing awaiting redevelopment by Redevco. Each element has different priorities - trading uptime, residential comfort, and corporate compliance - yet BPM integrates them into one seamless programme.
- Retail & Offices: Replaced thRedevcoe cooling plant with a £250,000 eco-friendly Carrier R32 chiller, safeguarding retail operations after years of missed maintenance.
- Residential: Delivered a £50,000 cyclical redecoration programme, upgrading finishes while introducing LED lighting and PIR sensors to cut energy consumption.
- Whole Estate: Completed a £120,000 residential metering installation, replacing 20-year-old non-compliant check meters with MPAN smart-ready meters. Crucially, BPM negotiated with Redevco to fund the entire project - so leaseholders paid nothing.
Alongside these projects, our daily patrols safeguard Orwell Studios (a registered High-Risk Building under the Building Safety Act), plant rooms are logged in Dwellant, and weekly void inspections keep offices safe and compliant.
Technology (Dwellant for real-time works, RiskWise for compliance) keeps operations efficient, but our human approach makes the difference: a live helpdesk for residents, board reporting directors can act on, and daily on-site presence.
Mixed-use management at Oxford Street has shown that BPM doesn’t just balance competing demands - we integrate them into one cohesive, resilient community.

Sustainability as Standard
BPM embeds sustainability into every major decision, ensuring environmental goals go hand-in-hand with operational efficiency. At Oxford Street, this year’s three projects illustrate that principle:
- Eco-Friendly Chiller (Retail & Offices): A £250,000 Carrier 30RBP R32 chiller was installed, delivering 722kW of cooling with higher efficiency, quieter operation, and reduced environmental impact thanks to low-GWP refrigerant technology.
- Residential Metering Upgrade: The £120,000 project replaced outdated sub-meters with individual MPAN smart-ready meters. Residents can now choose their own supplier, access smart meters, and benefit from transparent billing. Leaseholders paid nothing, after BPM negotiated funding directly with Redevco.
- Cyclical Redecorations: The £50,000 programme integrated LED lighting and PIR sensors, cutting unnecessary consumption in communal areas while improving safety and comfort.
On top of these, BPM harmonised recycling and waste streams across occupiers and supported Redevco’s ESG targets for the upcoming office redevelopment.
The result is measurable: reduced carbon, lower running costs, and fairer service charges. By embedding efficiency into plant upgrades, compliance works, and everyday operations, BPM proves that sustainability is not a bolt-on but a central principle of mixed-use management.
More Than Management: What Sets BPM Apart
What sets BPM apart is our ability to deliver scale and complexity without disruption. At 200 Oxford Street, we orchestrated:
-
£250,000 eco-friendly chiller replacement (retail & offices).
-
£120,000 residential metering installation, fully funded by Redevco (no leaseholder cost).
-
£50,000 cyclical redecoration programme, with LED lighting and PIR sensors for long-term savings.
That is £420,000 of works, all delivered concurrently, across three very different tenures - proving BPM’s ability to integrate projects without losing focus on day-to-day service.
Our Strategic Site Takeover Protocol underpins delivery: governance checks, TUPE transitions, compliance audits, and resident engagement. Adapted from larger sites like Langley Square, it ensures complex schemes like Oxford Street mobilise smoothly and remain compliant.
Beyond operations, BPM champions better standards. We contribute to News on the Block, speak at industry panels, and challenge complacency on governance and compliance. Internally, we invest in people: MRICS pathways, CPD training, wellbeing benefits, and a team culture where managers feel supported to do their best work.
Clients value the results. Residents benefit from safer, fairer homes. Retailers trust us to protect trading continuity. Directors say, “You’ve given us our building back.”
Oxford Street demonstrates BPM’s ability to manage not just bricks and mortar but an ecosystem of competing needs - strategically, sustainably, and with genuine care. It is mixed-use management at its very best.
Exceptional property management goes beyond buildings - it's about fostering communities, protecting investments, and delivering tailored solutions with a personal touch.

The Oxford Street chiller project was one of those major works where everything was on the line - iconic retail stores, major road closures, residential impact, and future office redevelopment. BPM’s management was the glue holding it all together. They kept the process transparent, stakeholder-focused, and aligned with their client’s (Redevco’s ESG policy. For us as a manufacturer and supplier, it showed how a well-managed mixed-use environment can deliver engineering excellence without sacrificing sustainability or the tenant experience.

BPM’s management of 200 Oxford Street shows what ‘mixed-use done right’ looks like. On the residential side, we supported their delivery of metering upgrades, LED lighting, and PIR sensors, all while major works were also happening on the retail and office side. It could easily have caused disruption, but BPM managed the whole programme seamlessly. They treat each tenure individually while keeping the bigger picture in view. That balance, between technical precision and stakeholder care, is why the project succeeded.
