Making Sustainability the Starting Point, Not an Afterthought

At BPM, sustainability is not an “extra” - it is woven into the way we manage blocks. Every project, from major works to everyday compliance, is an opportunity to reduce emissions, lower costs, and create greener communities.

At 200 Oxford Street, we replaced outdated “check meters” with individual MPAN smart-ready meters. This simple but transformative change empowered residents to choose their own energy supplier, access smart tariffs, and take direct responsibility for their consumption. We negotiated with the freeholder to fund the entire £120,000 scheme, meaning leaseholders paid nothing for an upgrade that will serve them for decades.

On the same estate, we oversaw the installation of a £250,000 Carrier R32 eco-chiller for the retail and office elements. By using low-GWP refrigerant and delivering greater efficiency with quieter operation, the new system both reduced environmental impact and safeguarded iconic West End retail floors from costly downtime.

Our cyclical redecorations are also designed with sustainability in mind. At Orwell Studios, the programme went far beyond fresh paint, it included LED lighting and PIR sensors in communal areas, reducing wasted energy while improving safety and comfort.

Across our wider portfolio, we coordinate recycling streams in mixed-use developments, integrate ESG priorities into major works such as cladding remediation, and hold contractors accountable through independent audits. The principle is the same everywhere: make buildings more efficient, fairer, and future-ready.

Sustainability in Action:

Tangible Results, Real-World Impact

The impact of these initiatives is already being felt. At Orwell Studios, the introduction of LEDs and PIR sensors has cut communal electricity usage, with early monitoring showing double-digit reductions in kWh consumption. For residents, that translates to lower service charges and a smaller carbon footprint.

The R32 eco-chiller is another example of tangible results. It replaces an obsolete system that had been consuming excess energy and risking breakdowns. The new unit reduces global warming potential by around 68% compared to traditional R410A models, while ensuring that retailers and office tenants benefit from a resilient, modernised cooling system.

The residential metering upgrade is equally transformative. By moving away from non-compliant sub-meters to individual MPANs, residents now have direct contracts with suppliers, enabling them to access smart meters, track their usage in real time, and choose greener tariffs. This aligns with Ofgem’s smart meter rollout and DESNZ policy on energy transparency. Early resident feedback has been clear: people feel empowered to take control of their consumption, and some have already reported savings on their household bills.

Across our 1,600-unit portfolio, these combined measures are projected to save hundreds of megawatt hours of energy annually. More importantly, they shift the culture of block management from reactive compliance to proactive sustainability. Residents see the difference in their bills, clients in their ESG reporting, and the environment in reduced carbon emissions.


Turning Strategy Into Day-to-Day Practice

What makes BPM’s approach stand out is not just the technology we install, but the way we deliver it. We treat sustainability as a governance challenge as much as a technical one. The Oxford Street metering project, for example, was not simply about new equipment - it was about securing investment from the freeholder so that residents received the benefits without bearing the costs.

We also take the time to bring residents along on the journey. Through newsletters, board clinics, and direct conversations, we explain why sustainability measures matter and how they translate into practical benefits - from cheaper bills to safer homes. This engagement means that green initiatives are not just tolerated but embraced.

Our wider portfolio reinforces this ethos. On high-risk buildings, cladding and fire safety projects are carried out with sustainability in mind, selecting materials and designs that improve insulation and reduce lifecycle impact. Recycling and waste systems are harmonised across mixed-use developments to improve participation rates. Independent audits hold our FM suppliers accountable for their environmental performance, ensuring high standards are maintained.
